with other Realtors to provide maximum exposure for our client's properties.

You should be aware that our Buyer Agent compensation on certain lisings may vary based on the
commission structure and marketing plan of the Listing.  The property brief we provide you or the MLS
information sheet will show the amount of commission being offered to a Buyer's Agent on the property.  Please
note that the fee is "variable" based on the level of participation you provide for the buyer, as explaned below.

The BAC will show "up to ___%" because Buyer's Agent commissions will be based on the amount of participation
you are willing and able to provide in support of your client, the Buyer.  The full Buyer Agent commission
(i.e. 2-3%) will be earned if you are: the procuring cause of the possible sale (i.e. bring a client who has not already
had meaningful contact about the property with an agent in our office); contact us to set up the showing & conduct
all showings of the property; write a contract for it; assume all responsibilites to your client including arrangements
for appraisals, inspections, surveys, all dealings with the chosen lender; and attend the closing.  If you are
unwilling or unable to provide those services to your client and wish for The Country Connection provide
them to the Buyer, then a scheduled portion of the commission  will be paid out for the level of participation
you are willing and able to give your buyer.  Please let us know, up  front, if you cannot provide property
showings and the other services required by your Buyer and we will be glad to  send you a referral fee and
accept responsibility for handling those services for the Buyer.  If youhave questions about

If you would like to show one of our listings, give us a call.  We will be glad to fax you a property brief
that gives additional information like tax rate, room dimensions, and directions to the property
as well as the commission rate offered to Buyer's Agents for the property.

Important Notice about Arrangements to See our Listings
In order to see this or any of our Listings, please call or email this office.  If you are not already being
shown property by another agent, we will be glad to give you more details, or set up a time to show you
the property.  You must call or email us for more location information in order that we protect the
Seller's privacy.  If you have a Realtor® who you are working with at some other Real Estate agency,
then the call to our office should be made by your agent.  According to the Listing Contract, our
listings are required to be shown by a licensed Realtor®, like the friendly agents we have in our office.
**You DO NOT Need a Buyer's Agent to be treated fairly in considering one of our Listings!**
No one knows the details about our listings better than we do and we will be glad to work with you on finding
the property exactly suited to your needs...whether it is our listing, or not.  We treat all our buyers and sellers
with the same integrity and courtesy that we would expect if we were the client or customer.
